Applying for a property
Once you have found a property you wish to apply for there are a number of things you can do to help ensure you are successful.
Completing our Application Form
When completing our application form it is important to ensure you have completed all sections both fully and accurately. Any missing information can result in delays and ultimately lead to a failure in the application process. In particular be sure to include the names and addresses for all of your referees and also any guarantor. By providing a guarantor you will be giving yourself the best possible chance of securing a property.
The application form is an integral part of your overall application and a copy is provided to our landlord in order that they can make the final assessment on whether to grant a tenancy.
Finally, be sure to complete your application as promptly as possible. This will show both the landlord and letting agent that you are committed to securing your chosen property. Should you have any questions regarding our application form please feel free to call us on 0115 981 9651.
Choose your referees carefully
Make sure that your referees are aware you have made application to rent a property so that once a request for a reference arrives this can be completed immediately to avoid any delays. If possible ask your referees to send a copy of your reference by email or fax in the first instance as this can dramatically reduce the time to process your application. Reservation & Application Fees
When making application we ask that you make payment of a Reservation Fee (£200.00) in order to secure the property. This sum is used as a Holding Deposit and will be deducted from your full deposit upon a successful application. This will leave just the balance deposit to pay prior to your move in date.
At the same time be sure to pay across our Application Fees. Once we have received these we will cease showing further applicants around the property for a period of seven days whilst we carry out all referencing.
Please note that it is important to make sure that both the Reservation and Application Fees are paid as soon as possible to secure the property and enable us to carry out all of the necessary referencing.
Although your landlord will have arranged Buildings insurance it is the tenant’s responsibility to ensure that sufficient contents insurance is in place. This is to safeguard your personal items and also to provide a level of cover for the landlord’s fixtures and fittings.
