I am still unable to find any primary statement on Gov.UK HMO licensing information which states that you ‘can’t operate as an HMO from the time of Application for an HMO licence, or that you must have such licence ‘granted ‘ prior to operating as an HMO. Could you please identify exactly where the Gov have made this statement.

Taking off wallpaper in old houses can open a Pandora’s box of problems. I prefer to spend the money on the kitchen and bathroom for a real wow factor, then paint the whole house white, except for a grey feature wall in the living room, and decent quality dark grey carpets throughout. I leave woodchip and anaglypta well alone, unless it’s really, really offensive. My properties are rarely on the market for long and always get good tenants.

You have already hinted that this may lead to higher rents. and properties that are robust and easy to maintain. It becomes even more important get good tenants, which in-turn is often dependent upon numbers requiring rented accommodation. Some loss of EU citizens will be quite detrimental to this, as they are often the right candidate for the market. I would expect this to have the largest effect on the market than all the other factors. Hope I’m wrong.
