Perhaps the most important aspect of being a landlord is ensuring that your property is occupied for as long as possible and by a good quality tenant. Naturally, some properties take longer to let than others, but often this isn’t down to a lack of demand. More-so, either the property is priced out of the market, or the condition of the property simply isn’t up to scratch.

My rental property needs refurbishing – but my budget is limited?

This will be a common predicament for many landlords. But don’t dismiss the idea completely – you may be surprised to find out that there are various things you can do to make a huge difference and at very little cost. All it takes is a little creativity and some clever tactics.

It has to be said however that a lick of magnolia paint and the cheapest possible floor coverings won’t necessarily cut it with today’s market. As more rental properties come to market in the UK, tenants have more choice and will very quickly pick up on a ‘cheap’ job.

The key is to focus on the smaller details. Anything that can be touched or seen should be prioritised. In most cases this includes sockets, light switches and cupboards. Put yourself in the tenants shoes and ask ‘If I were viewing this property for the first time, would I want to rent it in it’s current condition?’. If the answer is yes, then great! 8. Up-cycle your furniture

Buying a new sofa or a dining table can be an expensive task. The thing here though is that you might not need to replace items of furniture altogether. A new sofa could set you back over £500, but new cushions and covers are likely to cost less than half that.

With a bit of time and patience, an out of date cupboard or dining table can easily be spruced up with a fresh coat of paint and this can completely transform the room.
