All maintenance and repairs are managed by your personal Property Manager via our own in-house Maintenance Team.
We ensure that any reported problems are acted on as quickly as possible so as to avoid becoming a bigger issue for your tenant.
We only use qualified contractors with the relevant skills for their trade. This ensures that any works are carried out to the highest possible standard and that contractors have the relevant insurances in place to safeguard you in the unlikely event of breakages or an accident.
Both landlord and tenant are kept fully informed on progress from start to finish. It is a fact that most letting agents allow maintenance and repairs to go on unresolved for far too long. This all too often results in tenants that become unhappy and eventually start to look for a new property. From our experience it is always better to look after a good tenant in order that they want to stay in your property.
Property Management
Being a landlord means having to ensure you have sufficient time to look after both your tenants and property. Essential skills required include keeping up with the many regulatory changes that come about, conducting viewings and picking the best tenant, referencing, drawing up tenancy agreements, producing inventories, registering deposits, carrying out quarterly inspections, ensuring gas safety checks take place, taking calls from tenants regarding maintenance and arranging tradesmen, overseeing works, collecting rent and checking tenants out of a property ensuring any damage is reclaimed from the original deposit.

By appointing S&B you will be allocated a Property Manager tasked with getting to know your property inside out. Our disciplined approach ensures that as a landlord you can focus on the things that matter most to you leaving us to take care of all issues. You can be involved as little or as much as you wish. If you have trades you would like us to work with we are happy with this arrangement too.
